Booking & Scheduling

Book online through Agent Access. Enter the property, choose the services you need, select an available appointment time, review the project, and complete the booking. If you have questions before scheduling, contact us.

Book a Session

No. In fact, we recommend that the property be unoccupied during the capture session whenever possible. When residents are present, sessions can take up to 45 minutes longer.

Agents are welcome to be present, or access can be provided using a lockbox code or Supra eKEY.

Preparing the Property

Make sure the property is clean, uncluttered, and ready before we arrive. Open blinds, shades, and curtains, clear visible surfaces, prepare outdoor areas, and make sure all spaces included in the session are accessible. We will determine which interior lights should be used during the capture session.

Yes. Open blinds, shades, and curtains before we arrive so exterior views and natural light are available during the capture session.

Whenever possible, pets and occupants should be away from the areas being captured so the session can move efficiently through the property.

Yes. Virtual tours allow viewers to look around each captured space, so remove documents, medications, valuables, family photographs, personal information, and anything else you do not want visible online.

Real Estate Photography

A photography session includes professionally edited interior and exterior photographs appropriate to the size and features of the property. Finished images are prepared for MLS and listing marketing and delivered through Agent Access. Aerial images are also included when airspace and flight conditions permit.

Real Estate Photography

The number of finished images depends on the size, layout, and features of the property. We deliver a complete set of useful photographs rather than forcing every listing into a fixed image count.

Session time depends on the size of the property, the number of spaces being photographed, and any additional services booked. Your appointment is scheduled with enough time for the services selected during booking.

Yes, when airspace and flight conditions permit. A selection of aerial images is included with listing photography sessions at no additional charge.

Yes. Vacant homes, condominiums, and other properties can be photographed as-is. Virtual Staging may also be available when an empty room would benefit from a furnished presentation.

Virtual Tours

A Matterport 3D Tour is an interactive digital model of the property. Buyers can move from room to room, switch to Dollhouse View to see the whole property at once, and use Floor Plan View to understand the layout.

Virtual Tours

Capture time depends on the size and layout of the property and any other services booked for the same appointment. Agent Access automatically calculates an estimated session time during the booking process and schedules enough time for the services selected.

Matterport 3D Tours include six months of hosting, and additional hosting can be extended through your Agent Access account.

Yes. Your tour link is provided through Agent Access, ready to add to your listing. If you opted for BeachesMLS upload, we add the tour to your BeachesMLS listing automatically.

Items in a Matterport 3D Tour can be blurred after capture, but they can't be edited out of the tour. That's why it's important that the property be capture ready, with personal and private items removed before the session.

Floor Plans

The standard Express Floor Plan includes a full-color layout with room names, room dimensions, and an area summary.

Floor Plans

Yes. The full-color Express Floor Plan is now the standard version included with every order.

The 2D Schematic Floor Plan is an upgraded floor plan with more precise measurements, agent or brokerage branding, county-reported Gross Internal Area (GIA) for reference, and delivery in PDF and PNG formats.

A 3D Floor Plan is an optional visual upgrade that presents the property from an overhead three-dimensional perspective. It is designed for real estate listing presentation and is different from architectural CAD or construction documentation.

The property is scanned on site using LiDAR-based measurement technology. The scan is used to create the floor plan, room dimensions, and area summary.

Floor plan measurements are highly useful for real estate marketing but remain approximate. Express Floor Plans are not intended for construction, appraisal, or other uses requiring certified measurements.

Express Floor Plans are created for real estate marketing and illustration purposes and should not be used for construction, renovation, appraisal, or other applications requiring certified architectural measurements.

Express Floor Plans are delivered as PNG files. 2D Schematic Floor Plans are delivered in both PDF and PNG formats.

Weather, Rescheduling & Cancellations

We recommend rescheduling when the weather is poor, particularly when exterior photography is an important part of the listing. Properties generally photograph best in sunny or mostly sunny conditions.

There is no charge to reschedule because of weather.

Absolutely. If the forecast is likely to affect the quality of the finished photography, we recommend rescheduling for better conditions. We never charge a rescheduling fee.

Aerial images are included with listing photography when airspace and flight conditions permit. If conditions prevent safe or legal flight, aerial imagery may not be captured.

South Florida real estate can be unpredictable, so we do not charge a fee for canceled or rescheduled capture sessions.

We simply ask that you give us as much notice as possible so we can make the appointment time available to another client.
